The Party Wall Act 1996 is a piece of legislation in England and Wales. It is designed to manage and resolve disputes between neighbours concerning party walls, boundary disputes, or excavation near shared property. 

The Act requires property owners to notify the other homeowner in writing about the construction work if he has any object. This notice is usually issued in advance, 2 months before the work starts. 

If you plan to carry out the work, it might affect the shared structure. If there is any disagreement between the neighbours, they both can appoint the surveyor to agree on the terms of the proposed work.

Types of Party Wall

The Party Wall Act 1996 covers the three main types of party walls that homeowners may need to consider before doing any building work, even if it is about renovations or construction.  These types are as mentioned: 

Type A: It is a shared wall that stands on the boundary line between the two properties. This Wall serves both properties. 

Type B: It refers to a wall that is on the boundary, and only one property owner has ownership of the Wall. 

Party fence wall: This is not part of the building but separates both properties from the boundary line. A brick fence line is an example.
